THEY ARE BULLIES AND HAVE THE MOST OBNOXIOUS LAWYERS IN ALL OF ESSEX CO NJ

THEY OWN SEVERAL NICE OLDER PROPERTIES ON PROSPECT ST IN EAST ORANGE WHICH THEY MAINTAIN AT A BARE MINIMUM

THESE INCLUDE 160 PROSPECT 180 PROSPECT AND SEVERAL OTHERS ON THE SAME BLOCK
B4 U DO ANYTHING ELSE GOTO CITY HALL RENT CONTROL AND LOOK UP THE UNIT U R INTERESTED IN
FIND OUT IF THEY HAVE A CURRENT COH
FIND OUT THE LAST RECORDED RENT THE DATE AND THE AMOUNT
EAST ORANGE HAS RENT CONTROL AND WHAT THAT SIMPLY MEANS
IS THAT RENT CAN ONLY INCREASE 4%ANNUALLY AND 5% WHEN A NEW TENNANT TAKES POSSESSION

DO THE MATH IF THE RENT THEY ARE ASKING IS HIGHER THAN ALLOWED UNDER THIS FORMULA AND IT HAS NOT BEEN RECORDED IN YEARS DO NOT RENT OR IF YOU REALLY LIKE THE APT U NEED TO TELL THEM THAT U KNO THEY ARE NOT IN COMPLIANCE W/THE CITY AND WOULD BE HAPPY TO RENT THE APT ONCE THEY GET THIS CORRECTED

U NEED TO FILE A COMPLAINT W/RENT CONTROL AND TELL THEM U LOOKED AT THIS APT AND WOULD LIKE TO RENT BUT THE LANDLORD IS NOT IN COMPLIANCE ALSO DO NOT RENT W/OUT A CURRENT COH
TELL THE LANDLORD/LEASING OFFICE THAT THEY NEED A COH B4 U WILL RENT

DO NOT GIVE THEM ANY TYPE OF DEPOSIT UNTILL THESE THINGS ARE FIXED

THIS WILL TAKE A BIT OF TIME BUT BY FILING A COMPLAINT RENT CONTROL WILL CONTACT THE LANDLORD

THE SAD REALITY IS THAT ABOUT 98% OF ALL APTS IN EAST ORANGE ARE NOT IN COMPLIANCE NOT JUST THESE

LEASES:

THEY ARE NOT A LEGAL REQUIREMENT BUT MOST LANDLORDS WILL PRESSURE U TO SIGN ONE THAT IS ONE WAY THEY CAN GET U BY TACKING ON ALL MANNER OF BOGUS FINES AND PENALITIES

DO NOT SIGN ANYTHING UNTILL U HAVE AN ATTY U TRUST LOOK AT IT

U DO NOT HAVE TO SIGN ANYTHING U R NOT COMFORTABLE WITH

THERE IS NO SUCH THING AS A STANDARD LEASE AND EVERYTHING IS NEGOTIABLE

IF THERE IS A CLAUSE IN THE LEASE THAT U WANT REMOVED AND THE LANDLORD WILL NOT AGREE THAN DO NOT SIGN

NEVER EVER SIGN ANYTHING YOU R NOT COMFORTABLE WITH OR UNSURE OF DO NOT LET THEM PRESSURE U INTO SIGNING

LIKE I SAID NO LAW STATES THAT U MUST SIGN A LEASE
